Pa Realty Abstract Company, Inc.

“Settlement Any Place, Any Time”

It Pays to Compare

When buying or even refinancing your home, the to-do list seems to never end, and most of the items on the list cost money, many times significant amounts of money.

When it comes to Title Searches and Title Insurance, many buyers are unaware that there can be differences in service and, more importantly differences in what these services will end up costing you.

We invite you to compare companies, compare costs and services, and we believe you will find Pa Realty Abstract Company is worthy of your business, and worthy of your trust!

About Pa Realty Abstract, Inc.

The company was founded by Donald J. Weiss, Esq. as a courtesy to his clients.

In addition to being a prominent attorney, Don is also a Certified Public Accountant, Licensed Real Estate Appraiser, Licensed Real Estate Broker and has a Masters of Law degree in tax.

Whether a new home purchaser or a seasoned real estate investor, you should avail yourself of our services.

Our motto is

“Settlement Any Place, Any Time”

Pa Realty Abstract Co. has been in operation since 1985 and is a full service title insurance agency with attorneys on staff and it qualifies to offer an approved attorney rate to clients and to other attorneys who meet requirements of Fidelity National Title Insurance Company and Old Republic National Title Insurance Company, our underwriters.

In today’s volatile real estate market, it is critically important to assure clear title when purchasing or even conveying real property. A “clouded” title or lack of title insurance may expose your real estate to liens, judgments or other adverse matters.

Pa Realty Abstract offers the necessary protection and peace of mind through placement of title insurance in both residential and commercial transactions. We service individual purchasers, business entities and real estate developers.

Clearly, every purchaser should obtain title insurance and most every mortgage lender or construction lender will require it. Legal representation at settlement will assure that you obtain clear and marketable title, that the requirements of the Real Estate Settlement Procedures Act (RESPA) and all applicable laws and regulations are closely adhered to and will insure that all matters adverse to title are resolved including the following:

Liens, mortgages or other encumbrances
Unpaid real estate taxes
Unpaid condominium or homeowner association fees
Municipal or utility company claims
Judgments against the seller’s assets
Errors in legal description
Covenants, conditions or restrictions on use of the property such as easements, rights of way, etc
Pending claims for quiet title, adverse possession, etc
Out sales of portions of the property to third parties

Title insurance rates are regulated but Pa Realty Abstract may, indeed, save you money as we minimize all those pesky but increasingly more expensive “junk fees” that often appear on HUD-1 settlement sheets.

New Real Estate Assessment Rates
June 1, 2009

The new rates for real estate tax assessment have been determined which affects all property owners in Pennsylvania. As you are undoubtedly aware, property values in many area's of our state have been in decline. The taxes you pay on your property are determined by the value of your real estate, meaning if the value of your property declines, your taxes should as well. It is not the responsibility of the state or county to reduce your taxes.

This is particularly important for new homes and for homes that have been recenlty re-financed!

To take a test to see if your home qualifies for a reduction in taxes.
